When David called us he was frustrated. He has a weekend home for his family that had a wet musty crawlspace. He had hired a contractor to fix the problem, but the contractor only made things worse. The contractor had removed and replaced the fiberglass in the floor and covered it with several thin sheets of plastic. Water was still leaking through the crawlspace walls and seeping up through the ground. The plastic was not keeping moisture out of the crawlspace, but even worse, it was trapping it in the new fiberglass. The new laminate floors David had installed were buckling and odors were coming into the house. David had a sump pump, a dehumidifier and fans all working even when his family wasn't there. His electricity bills were too high for a home they only used twice a month. And the odors and visible mold were causing concern about the air quality above the crawlspace.
We met with him and helped him come up with a plan to solve the problem for good. after his previous experience, he was rightfully concerned about hiring another contractor to do the work all over again.
After the wet fiberglass and plastic were removed our crawlspace experts got to work.
First, we applied our two stage mold neutralization products, Mold-X2 and Mold-X Botanical to kill the mold. We used our crawlspace encapsulation plan to insulate, air seal and isolate the crawlspace from the earth. We insulated and air sealed the rim joist and foundation walls with SilverGlo EPS rigid insulation panels. Then we installed a 100 foot perimeter drain with SmartPipe drainage system at the foot of the foundation walls to catch any water leakage. The SmartPipe was installed below the concrete floor and ran into a SmartSump to remove bulk moisture. On the outside we installed an Ice Guard to prevent floods from a frozen discharge line.
Then we laid out Drainage Matting to provide a drainage plane to allow ground water to flow towards the SmartSump. We then isolated the crawlspace from the earth with our CleanSpace crawlspace liner and sealed it to the foundation walls.
Finally we installed a SaniDry Sedona crawlspace air system to remove any excess moisture and humidity. The SaniDry Sedona makes the crawlspace feel cleaner and drier by also filtering the air and removing any odors.
David told us that he and his family felt the difference right away. They could feel that the air was drier in the rooms above the crawlspace and they feel better about bringing their young children to the house. They feel comfortable knowing that the house will not be damaged by excess moisture and the air quality is greatly improved. Water pipes are now inside the insulated crawlspace and will not freeze or burst. He can also count on lower electric bills when he is not there because he does not have to keep drying fans, dehumidifiers and heaters running all the time.
